Water quality isn’t something most homebuyers think to check until something turns up in the glass that shouldn’t be there. In the Yakima Valley and Eastern Washington more broadly, water sources vary widely depending on location. Urban properties in Kennewick, Richland, and Pasco connect to municipal systems with their own treatment and testing requirements. Rural properties in Toppenish, Sunnyside, Zillah, and the surrounding agricultural corridors frequently rely on private wells, where the homeowner is entirely responsible for monitoring water quality.

Why Water Testing Matters in This Region

The Yakima Valley is one of the most productive agricultural regions in the country. That’s a point of local pride, and also a reason to pay attention to water quality on rural and semi-rural properties. Farms in the region use fertilizers and pesticides, and over time those compounds can migrate into groundwater through soil infiltration. Irrigation canals and agricultural runoff create additional pathways for contamination in some areas.

Beyond agricultural inputs, the geology of Eastern Washington can contribute naturally occurring contaminants including arsenic, nitrates, and coliform bacteria, all of which are common findings in well water testing across the region. None of this means the water is unsafe. It means you should know what you’re dealing with before you move in.

For properties with private wells, Washington State recommends testing water at least annually. When buying a home with a well, getting a baseline test at the time of purchase is not just smart. It’s something many lenders require for FHA and USDA loan products common in rural areas of Yakima and Kittitas counties.

What Our Water Testing Covers

We offer testing packages designed to address the most common water quality concerns in this region:

  • Coliform and E. coli bacteria testing. The baseline test for any well or private water source. Coliform presence indicates contamination pathways that need to be addressed. E. coli is a more serious indicator of fecal contamination. Both are critical to rule out before occupying a home.
  • Nitrates. Elevated nitrate levels in well water are a known issue in agricultural areas of the Yakima Valley. Nitrates are particularly dangerous for infants and pregnant women and have no taste or odor. They are invisible without a test.
  • Arsenic. Naturally occurring in Eastern Washington geology, arsenic can be present in well water at levels above the EPA action limit without any visible signs. Testing is the only way to know.
  • Lead. Relevant for older homes with lead solder in the plumbing, or in areas with aging municipal infrastructure.
  • General chemistry and hardness panels. Useful for understanding the overall quality of the water supply, including pH, total dissolved solids, hardness, iron, and manganese. These factors affect taste, appliance lifespan, and plumbing condition.

We collect samples, document chain of custody, and coordinate with a certified laboratory for analysis. Results are returned with a written summary that explains findings in plain language, not just numbers.

Water Testing for Well Properties

Properties with private wells require more thorough evaluation than those on municipal water. In addition to water quality, we note well location relative to septic systems, fuel storage, animal areas, and other potential contamination sources. A well that passes water quality testing today can still be at elevated risk for future contamination if its location or casing condition is problematic, and we document those observations as part of the inspection record.

Rural properties in the Toppenish area, the Lower Yakima Valley, and agricultural stretches between Sunnyside and Zillah are among the areas where we most commonly recommend a full water quality panel for buyers.
